1. Booking & Payment

• A valid credit or debit card is required to confirm a reservation. We may place a pre‑authorization on the card prior to arrival; payment is taken at check‑in unless otherwise agreed.

• Advance Purchase / Non‑Refundable Rates: Full pre‑payment is required at the time of booking and is non‑refundable.

• Flexible Rates: Cancellations made at least 48 hours before arrival are free of charge. Cancellations within 48 hours or no‑shows will be charged in full.

 

2. Cancellation & Amendments

• Please notify cancellation or changes in writing or via email.

• Late cancellations or no‑shows result in a charge equal to 100% of the reservation price.

 

3. Check-In & Check-Out

• Check‑in is from 3:00 PM, and check‑out is by 11:00 AM. Early check‑in or late check‑out may be accommodated subject to availability and may incur a fee.

 

4. Occupancy & Extra Guests

• Reservations should reflect the actual number of staying guests.

• Extra guests, children, or use of additional beds/cots must be requested at booking and may incur an additional charge.

 

5. Guest Behaviour & Liability

• House rules apply. We reserve the right to terminate stays without refund in cases of misconduct, damage, excessive noise, or behaviour that disturbs other guests.

• Guests are liable for any damage to rooms or property during their stay. Charges may be applied for repairs or replacement.

 

6. Accessibility & Non‑Discrimination

• We strive to accommodate guests with disabilities and offer accessible facilities where available. Please contact us in advance with any specific requirements.

• We do not discriminate based on race, colour, nationality, creed, sex, age, marital status, sexual orientation, disability, or any other protected characteristic.

 

7. Pets & Service Animals

• Service animals are welcome. Other pets may be accommodated on request and may attract a supplement or be limited to certain rooms or areas.

 

8. Use of the Website & Intellectual Property

• Access to our website is provided on a temporary basis; we may suspend or withdraw services at any time without notice.

• All website content, including text, images, and design, is protected by copyright and other intellectual property laws. Unauthorized use or reproduction is prohibited.

 

9. Liability & Disclaimers

• While we make every effort to ensure the accuracy of information on our website and booking platform, we cannot guarantee it is free of errors or omissions. We reserve the right to amend content without notice.

• Guest use of our services and facilities is at their own risk. Our liability is limited as permitted by applicable laws.

 

10. Privacy & Data Protection

11. Governing Law

• These terms are governed by the laws of England and Wales. Any disputes arising from them will be subject to the jurisdiction of the courts located there.
